Custom Home Construction

Half architecture, half problem-solving. We’ve spent forty years on the second half.

The hardest part of a North Shore custom home is rarely the house. It’s the lot.

How we work with your architect and designer

Most of these homes began on someone else’s drawings, an architect’s, a designer’s. We don’t design. We build, faithfully, for the people who do. Your drawings are the brief, and your relationship with the client stays yours.

We never substitute a specified product or alter a detail without your sign-off. When a budget needs to move, we look for it in what stays hidden, framing, sequencing, mechanicals, so the money lands where the design lives: the millwork, the stone, the glazing, the light. Every option comes to the design team first.

We credit the architect and designer on every project they belong to.

Building on complex sites, hillside, sloped and waterfront lots

Waterfront, hillside, a sloped or rocky lot, a view-protection bylaw, rock to excavate, the site decides what a design can become and whether the build holds its schedule. For forty years we’ve built on exactly these lots across West Vancouver, North Vancouver and Vancouver, Altamont, Caulfeild, the British Properties and the Dundarave waterfront, which is why our first conversation is usually about the ground, not the granite.

Our process, and how we keep surprises out of it

The promise is a simple one: no surprises. A single point of contact, documented site walkthroughs, decisions logged and shared, and joint sign-off on any change to a specified detail. The same transparency that lets a design team trust their work won’t drift is what lets a family trust the schedule and the budget.

Pre-construction and planning, value engineering done with the design team, construction with documented weekly walkthroughs, a collaborative punch list, and handover, then the warranty period, which we treat as part of the relationship, not the end of it.

Replacing a home on a lot that’s still extraordinary

Sometimes the house has reached the end of its life on a lot that hasn’t, a setting worth a purpose-built home. A tear-down and rebuild on a premium West Vancouver lot is whole-estate replacement, and it begins long before design: with the lot, the servicing, and the District of West Vancouver permit path, including the Design Review Panel where it applies. We assess feasibility before the design commits, so the years that follow rest on solid ground.

The team, and the trades who build it

A design is only as good as the hands that build it. Ours are largely the same hands, year over year , a core team and trade partners we’ve worked alongside for decades, so the details are executed by people who know what luxury tolerances ask for. It is also why a schedule tends to hold and a problem tends to get solved calmly.

Warranty and assurance

Every home is covered by BC’s 2-5-10 New Home Warranty, two years on materials and labour, five on the building envelope, ten on the structure, backed by a licensed third-party insurer. GD Nielsen is a Licensed Residential Builder, and our Avid Customer Choice recognition reflects a 100% client recommendation rate. The lived experience of the build is the part we’re judged on, and the part we protect.

Common questions

Do you work with our architect, or do you design in-house?

We build for the people who design. There is no in-house design studio here competing for the work, your drawings are the brief, we build them as drawn, and we credit you on the project. When a budget needs to move, we protect the design and bring every option to you first.

Can you build on a steep or waterfront lot?

Yes, complex sites are our signature. Hillside, waterfront, rock excavation and view-protection bylaws are the conditions we’ve built in for forty years. The site shapes what the design can be, so we start there.

How long does it take to build a custom home in West Vancouver?

It depends on the site and the District permit path more than the house itself, which is why we won’t quote a single number here. We give you a project-specific schedule in pre-construction, once we’ve seen the drawings and the lot.

We’re considering a tear-down and rebuild on a West Vancouver lot, where do we start?

Start with the lot, not the design. We assess feasibility and the District of West Vancouver permit path , including the Design Review Panel where it applies, before the design commits, so the build rests on solid ground.

How do you handle changes and budget once we’re under construction?

Documented decisions, a single point of contact, and joint sign-off on any change to a specified product or detail. Value engineering looks for savings in what stays hidden so the design is protected, not gutted.

Is the home covered by warranty?

Yes, BC’s 2-5-10 New Home Warranty, backed by a licensed third-party insurer, and we are a Licensed Residential Builder.
