West Vancouver
Greg Nielsen founded GD Nielsen Homes in March 1986 in Dundarave, two blocks from the seawall. Forty years later, the District is still where the majority of our work lives.
The District of West Vancouver has its own rules, the FAR calculation method, view-corridor bylaws, heritage tree retention, geotechnical reports on the slopes above the highway, and the BC Energy Step Code tier in force when your permit is pulled. We’ve worked through every revision since 1986. We know the planners, the inspectors, the engineers the District trusts on a slope file, and the arborists it accepts on a heritage tree. That continuity is the difference between a clean permit run and months of avoidable delay.

Neighbourhoods worked
Hillside above the waterfront, the largest lots and highest budgets in West Vancouver.
Established estate neighbourhood planned by the Olmsted Brothers; strict Design Guidelines.
Forested and ocean-facing, west of Lighthouse Park; common heritage tree designations.
Mid-elevation hillside above the highway, west of Capilano; view-corridor work on steeper grades.
Forested upper West Vancouver above the Trans-Canada; geotechnical reports the default.
Waterfront village on Marine Drive; renovations on tighter, view-anchored lots. Our original office.
